Served as the companyâs real estate attorney, reviewing and renegotiating lease agreements for more than 3000 Sprint / Nextel cellular communication towers throughout the US. Provided support to business teams regarding real estate agreements and title issues. Developed and implemented a comprehensive acquisition and review process to successfully acquire and review real estate title reports for all tower sites within 90 days. Conceptualized, implemented, and managed the process of drafting and recording over 1500 Assignment of Lease, Notice of Lease, Memorandum of Lease and other title documents; ensured the companyâs interests were on record in each county where assets were located.

SprectraSite Communications, Inc.

National Contracts / Title Manager

Created and managed the contracts and title department for a leading provider of outsourced antenna sites to the wireless communications and broadcast industries in the US. Addressed and prepared 8000+ Assignment of Lease, Notice of Lease, Memorandum of Lease, Easement and other title document requests annually, including the assessment of real estate titles. Provided legal advisory services related to title issues for 7500 communication towers. Managed the integration of three functional business units, successfully reducing headcount from 30 to 10, while maintaining current levels of production. Implemented operational enhancements and updated processing procedures, reducing document cycle times from 72 to less than 36 hours with no increase in headcount and no decrease in productivity. Launched a single point-of-contact pilot program with Verizon Wireless, reducing agreement cycle times to 30 days and substantially increasing customer satisfaction. Recipient of the "Reach" award for outstanding service to sales and two-time winner of divisional "SITE" award for applying the values of Stretch, Integrity, Teamwork, and Excellence. Recruited and supervised a team of 12 providing title risk analysis and remediation services for the real estate operations business unit. Assessed risk and issued recommendations regarding real estate title issues. Developed departmental policies and procedures regarding personnel and review procedures to integrate new tower assets into existing portfolio. Negotiated national contracts for surveys and title insurance commitments for 3900+ communication towers located throughout the US; improved data acquisition and drove substantial cost savings owning to national pricing. Developed an Access database to monitor title and survey orders, review project status, and provide notes and document status. Concept was subsequently adopted by IS as a best practice model.

Bankruptcy laws are intended to provide a fresh start -- and exemptions exist so you can keep some of your property to make sure you can make that positive fresh start. In North Carolina those exemptions are fairly liberal and in most cases you can keep your stuff.
